CANBERRA HOMEOWNER GUIDE

Painting Around Suspected Asbestos

ACT safety considerations when repainting older homes or disturbing building materials.

Begin with the condition—not the colour

Surface age, moisture, existing coatings, access and the desired finish all influence preparation and product selection. A useful quote should reflect what is actually present rather than assuming every wall or exterior is ready for paint.

Look for flaking, chalking, glossy areas, stains, open joints, hairline cracking and past repairs. These observations help determine whether the scope needs cleaning, filling, sanding, sealant, spot priming, full priming or specialist repairs before painting.

Preparation is part of the finish

Cleaning, filling, sanding and priming are not interchangeable. The method needs to suit the substrate and any health risks associated with older paint or building materials. Preparation may take longer than application, particularly where previous coatings have failed.

Inside, protection and dust control matter as much as wall preparation. Outside, access, temperature, direct sunlight, wind, rain and overnight conditions influence when products can be applied safely and perform as intended.

Choose sheen by location and use

Walls, ceilings, wet areas, trim and exterior elements often require different products. Higher sheen can improve cleaning performance but may make surface irregularities more visible. Product selection should account for the substrate, exposure, ventilation and expected wear.

Compare written scopes rather than headline prices

Compare the exact surfaces included, preparation, products, sheen levels, primer, coat specification, protection, timing and cleanup. Confirm how colour changes, repairs, difficult access and unexpected substrate problems will be handled.

Ask whether the quotation is based on a site inspection and whether exclusions are clearly stated. This reduces uncertainty and makes competing quotes easier to assess on the same basis.

Plan access and sequencing

For interiors, decide which rooms need to remain usable and remove valuables before work begins. For exteriors, ensure gates, landscaping and parked vehicles will not obstruct access. Confirm expected drying time before furniture, fittings or normal use resumes.

Authoritative information

Health and safety statements are informed by WorkSafe ACT and ACT Government guidance. Suspected lead paint or asbestos-containing material should not be disturbed without appropriate assessment and controls.
